This document is used when you have already been paid in full and the payment received represents the final payment on a Texas construction project.
Signing this waiver unconditionally releases all remaining lien rights, even if the payment is later reversed or disputed.
You’re almost done. This waiver just needs to be signed and delivered.
1. Print and sign the waiver
Sign using the same name and title shown on the document. If a company is listed, the signer must be authorized to sign on its behalf.
2. Deliver the waiver to the requesting party
This is usually the property owner, general contractor, or whoever requested the waiver.
Delivery is typically done by:
- Email (PDF attachment)
- Uploading to a project portal
- Hand delivery or mail (if requested)
3. Keep a copy for your records
Always save a copy of the signed waiver for your own files.

If this is a conditional waiver, it only becomes effective after payment has actually cleared.
Do not sign an unconditional waiver unless you have already received and confirmed payment.
